Buying a home in Bergen County is one of the largest financial decisions most families make. The process involves complex legal documents, technical financial terms, nuanced negotiation, and rapid decision-making in a seller-favorable market. When all of that is happening in your second or third language, important details can be missed, subtle negotiation leverage can be lost, and the stress of the transaction multiplies.

There are three specific stages where language comprehension affects the outcome of a transaction:

Contract clauses and legal terms

NJ real estate contracts are executed in English. Terms like "contingency," "attorney review," "mortgage commitment," "escrow," "earnest money," and "assessment" carry specific legal meaning. If you understand these terms only approximately, you may accept contract terms that are more risky or less advantageous than you realize. Working with me, every contract clause is walked through in your first language before you sign.

Real-time negotiation

Negotiation in a multiple-offer environment (common in Bergen County's current 1.4-month supply market as of March 2026) happens quickly. Decisions about counter-offer price, contingency waivers, close date flexibility, and earnest money commitments need to be made in hours, not days. Making these decisions in a language you think fluidly in prevents costly hesitation or misunderstanding.

Property tax, mortgage amortization, closing costs, escrow requirements, monthly carry, and total cost of ownership are all math-heavy conversations. Showings, market updates, and home comparisons are conducted in your preferred language. I pull comparable sales data, school information, and tax data and review it with you in the language you prefer.

We discuss offer strategy, counter-offer decisions, and contingency choices in your preferred language. When the offer is written, every clause is explained in your first language before you sign.

Contract and attorney review

NJ operates under a 3-business-day attorney review process. Your attorney reviews the contract and may propose changes. I coordinate with your attorney and walk you through every proposed change in your preferred language. If your attorney does not speak your language, I bridge the communication.

Inspection, appraisal, and mortgage commitment

Technical findings and financial decisions are explained in your preferred language before you respond. If your inspector, appraiser, or lender only speaks English, I am in the meeting to translate and clarify in real time.

Closing

Closing documents are in English per NJ law. I walk through every document clause by clause in your preferred language before you sign. Your NJ real estate attorney is also present to provide legal clarity.

International Buyers: Additional Considerations

For clients relocating to Bergen County from abroad, or non-US persons purchasing Bergen County real estate, there are additional considerations:

Financing.

Non-US residents often have different mortgage options (foreign national mortgages, typically with larger down payments and higher rates than conventional). I connect you to NJ lenders who specialize in international buyer mortgages.

FIRPTA (Foreign Investment in Real Property Tax Act) affects international sellers on future resale. I connect you to a CPA familiar with FIRPTA and international tax reporting.

Source-of-funds documentation requirements are stricter for international buyers per anti-money-laundering rules.

Remote transactions.

Most of the transaction can be handled remotely with video showings, electronic signatures, and remote notarization where available. One in-person visit during the search is recommended when possible.

Working With Multi-Generation Families

In many multilingual families, major financial decisions involve multiple generations. Grandparents may be more comfortable in the first language, while children may be more comfortable in English. Spouses may have different language preferences.

I run multi-generational meetings where different parts of the conversation happen in different languages depending on who is speaking. If grandparents want to fully understand a specific clause in Armenian and the adult children want to discuss financing in English, both conversations happen in the same meeting without translation friction. Family participation is a strength, not a complication.
