What "luxury" means in Bergen County
No single dollar threshold. Practically: most Bergen towns enter luxury around $1.5–2M and run to $10M+. Alpine starts higher - $2.5M+ is the established luxury entry, top-of-market reaches eight and nine figures. Beyond price, luxury is defined by lot scale, architectural quality, premium finishes, estate landscaping, privacy, and amenities (pools, courts, staff quarters, specialty rooms).
Bergen luxury market tiers
Alpine - dominant luxury market, estate-scale lots, partial off-MLS activity, substantial international demand. Tenafly - strong K-12 unified district, premium custom and renovated homes. Ridgewood - architectural premium with walkable downtown and rail. Demarest & Cresskill - upper-tier with strong school districts. Haworth, Closter, Old Tappan, Saddle River, Upper Saddle River - additional premium pockets with distinct buyer pools.
NJ Mansion Tax
NJ's Mansion Tax applies above $1M and is typically buyer-paid, with rates that can step up at higher brackets. NJ has actively modified Mansion Tax structure in recent legislative sessions - always verify current rates and the responsible party with your NJ real estate attorney for your specific transaction. I flag Mansion Tax exposure early so it never surprises anyone at closing.
Premium luxury marketing
Standard marketing is not enough. The luxury package: dedicated luxury photographer, drone, cinematic video, 3D virtual tours, professional floor plans, dedicated property website, targeted outreach to agents with active luxury buyers, international portal placement (Christie's, Sotheby's networks), private appointment-only showings, and discretion protocols (NDAs, selective marketing) when sellers require them.
Discretion: pocket listings, NDAs, private showings
Discretion matters for high-profile sellers, estate sales, divorce-driven sales, and sellers avoiding market-timing signals. Options include pocket listings (subject to NAR Clear Cooperation), private showings only, NDA requirements for serious buyers, coming-soon listings, and selective network outreach. Each path trades buyer-pool size for privacy. We pick the approach that fits the goals.
International buyers
International clients - particularly from CIS, Middle East, Asia, and Latin America - have long been part of the Bergen luxury market, especially in Alpine and Tenafly. Considerations: cash vs. foreign-sourced financing, FIRPTA on resale, wire transfer coordination, visa and residency, entity structure (LLC/trust), and currency timing. Luxury timeline, contingencies, and appraisal
Luxury transactions typically run 75–120 days from contract to close. Inspection windows are longer (14–21+ days) given pools, tennis courts, septic/well, generators, and outbuildings. Appraisal is the key risk on limited-comp properties - I prepare a comp packet with adjustment narratives for the appraiser, and appraisal-gap clauses are common. Cash buyers may waive mortgage contingencies but rarely waive inspection or title.
